Guest changeover service for holiday cottages and self-catering accommodation

When conducting a changeover service it is usually when a previous guest departs and a new a guest arrives in the same day. Our changeover team will reset the property to its original state and standards within the check-out and check-in window ready for the same day arrival.

We don't have any restrictions on when we do changeovers.  We have the resources to cover daily, weekly, and fortnightly stays including our hotel style mid-stay clean and linen change service.  With Airbnb and short stays becoming more popular. Our changeover teams can be as flexible as your bookings are.

Linen hire & laundry services

We offer linen and laundry services charged per item so you only pay for what's been used and in line with you occupancy rates.

Alternatively you can hire all premium quality hotel-style bed linen and towels that you require.  This is a cost effective way of providing linen and laundry in your property and it saves you the cost of buying multiple sets of everything.

Guest supplies and consumables replenishment service

Sundry Pack

Our standard sundry pack contains toilet rolls, washing up liquid, liquid hand soap, refuse sacks, dishwasher tablets, sponge scourer, kitchen roll and j-cloths. Though this can be changed to your requirements.

Welcome Pack 

From our experience guests really appreciate a welcome starter pack on arrival.  Our starter pack, supplied in a presentation box contains individually wrapped tea bags, biscuits, sachets of coffee, sugar and milk.

Welcome Hamper

We can create a bespoke welcome hamper. What contents you choose can depend on your target market, usually these contain locally sourced produce. Another good idea is to create seasonal hampers, depending on the time of year.

Fire Logs & Kindling

Starter pack of netted logs and kindling on arrival. This option may be chosen for properties that feature an open fire, wood burning stove or fire pit.

How to get set up

1. Get in touch 

Each property is individual and we like to understand exactly how you like your property to be run. Let us know the type and location of your property, the booking platform you use, how you'd like us to help, and at a time convenient for you we'll book a walk-through at your property.

2. The walk-through

We’ll meet you at your property to learn more about your setup, your guests and your requirements. We'll cover how we work and what you'd like from us. All of this information will be collated into your personalised changeover plan and we can then give an accurate cost quote.

3. Receive quote

You will receive an electronic quote and agreement for approval, once approved we will ask for a copy of your booking confirmations so we can schedule in your changeovers or departure days.  For any future bookings you can email a copy or CC our bookings email into confirmations to enable us to schedule changeovers automatically.

4. Relax and leave it to us

Our dedicated team will follow your personalised changeover plan, setting up your property exactly how you like it. Each property is then checked and signed off by our supervisors before your guests arrive.

All billing is usually done at the end of the month and paid via a BACS payment.
